Arrivals and Departures

Arrivals outside the standard hours, for specific reasons, should be communicated in advance.
On the day of departure, accommodations must be vacated by 10:00 AM.
Reservations and Cancellation Policies
Reservations can be made by phone or email; please specify the period, number of people, children's ages (if any), and the type of accommodation you are interested in.
The reservation will be confirmed by providing a credit card as a guarantee for the stay or by paying a deposit equal to 30% of the total stay.
- The remaining amount will be requested upon your arrival; payments can also be made by debit card and credit card.
- During low season, no penalty will be applied for cancellations or modifications up to 6 days before the arrival date; cancellations or modifications within 6 days of the arrival date will incur a penalty equal to the cost of the first night.
- During high season, no penalty will be applied for cancellations or modifications up to 14 days before the arrival date; cancellations or modifications within 14 days of the arrival date will incur a penalty.
Rates
The room rates include accommodation, breakfast, and daily cleaning. Additional bed is available with a daily supplement of €25.
The apartments are sold with a self-catering formula, including weekly linen change. The cost of final cleaning (mandatory) is €40 for one-bedroom apartments and €50 for two-bedroom apartments.
Services included in the rate: Wi-Fi, air conditioning, heating, pool access, and use of bicycles.
From March 15th to October 15th, a Tourist Tax of €1 per day will be charged, mandatory for all Guests over 14 years old and for a maximum of 7 days.
Breakfast
Breakfast is included in the room and superior room rates and is served from 8:00 AM to 10:00 AM at the Rivagiotti Restaurant.

Cleaning
Room cleaning is done daily (after breakfast time). Towels are changed every 3 days, and bed linens are changed weekly.
Apartment cleaning is done weekly. Towels are changed midway through the week, and bed linens are changed weekly.
Extra linen is available for an additional cost of €5 for a set of towels and €3 for a set of bed linens.
Amenities
The rooms and apartments are equipped with autonomous gas heating, air conditioning, mini-fridge, refrigerator, and television. The bathrooms have showers, hairdryers, and complimentary toiletries.
Rooms: complimentary toiletries kit, still and sparkling water, selection of teas, infusions, and herbal teas.
Apartments: complimentary toiletries kit, dish detergent, sponge, and cleaning cloth.
Important Information
Keys: During the stay, the key is not kept at the Reception but remains with the guest. A fee of €15.00 will be charged for lost keys.
Valuables: Avoid leaving valuables unattended. The management is not responsible for any loss.
Tourist Tax: From March 15th to October 15th, a Tourist Tax of €1.5 per person per day is required for all guests over 14 years old, for a maximum of 14 days.
Resource Conservation: You have chosen a holiday in direct contact with nature; please help us respect and preserve the environment by limiting water, gas, and electricity consumption, and by turning off lights and heating when not needed or when absent.
Panorama: We cherish the pristine views and aim to present them as such to new arrivals. We kindly ask guests to use designated clotheslines to dry clothes and beach towels.
Parking: Free private parking is available on-site, unattended.
Pets: Pets are welcome with a daily supplement of €8.00, provided they are well-behaved and accustomed to other people and animals. Dogs must be kept on a leash in common areas and during breakfast.
Pool Access
The property has a 8.5x12m swimming pool with depths ranging from 1.20m to 2m; as there is no lifeguard on duty, minors may use the pool only when accompanied by parents or guardians. The use of swim caps and compliance with hygiene and safety rules are required.
This season, the pool will open from June 3rd; the pool hours are from 9:00 AM to 8:30 PM, and it may remain closed due to weather conditions or maintenance needs.
Shop
At the Reception, you can purchase our own olive oil, organic food products such as jams, sauces, honey, local wines, natural cosmetics made with olive oil, and some useful accessories like mineral water and swimming caps.
Olive oil has always been the main product at Poggio Cavallo, with centuries-old production. An olive grove of about 19 hectares, with 4,200 trees of Frantoio, Moraiolo, and Leccino varieties. In 2017, the extra virgin olive oil from Tenuta di Poggio Cavallo received the IGP Toscano certification, a mark of excellence.
There is no better souvenir or gift than a bottle with the fruit of our production.
